Casa de San Pedro B&B Inn Hereford Arizona is for Sale

Casa de San Pedro B&B is a nationally-acclaimed Arizona inn, 90 miles SE of Tucson, near Ramsey Canyon, Bisbee, and Sierra Vista AZ.

The Inn is situated on 10 acres adjacent to the San Pedro River and the National Riparian Conservation Area.

Located at the end of the paved road, the naturalist setting of the Casa, adjacent to 40 mile of BLM land, is a haven for naturalists and bird watchers.

SE Arizona features small ranges of mountains (the Sky Islands) with ferttile valleys, affording naturalists quick access to vaired habitats from river bottom to towering mountain peaks.

SE Arizona is then home to an incredible range of mammals (84 species), and over 350 speicis of birds as resident and migratory.

Plus SE Arizona is one of the best habitats for butterflies, moths, dragonflies for those interested in lepidopterology.  Our dark night skies are brilliant for stargazers as well.

One of the best features of SE Arizona is our temperate weather, setting us apart from Phoneix and Tucson where the summer temperatures are ususally 10 to 20 degrees hotter than our high prairie grassland habitat.

Out 4250' elevation and the lack of urban heat sprawl of of our neighbors to the north means that, yes, one can survive splendidly by going South in the Summer.

Winters are mild with most daytime temperatures in the 40s to 50s or 60s as well.

The inn was built as a center point for exploring the many facits of nature and old West history encompased by our embrae of nature and the peace and comfort of escaping the hustle and bustle of the modern world.

Travelers from all over the globe celebrate the Casa as the perfect destination to rest, relax, and commune with nature.

Guests can venture out in several different directions to experience different habitats hosting different species, and enjoy the celebration of old West histoiry from Fort Huachuca (near Sierra Vista), Tombstone  and the old mining town of Bisbee turned artistic community.

Lots to do and see, or just enjoy relaxing peace and quiet at the Casa!

The building is designed to replicate the old territorial inns of Spain and Mexico, but it offers modern amenities throughout (high efficiency mini splits for heat and AC), wifi access throughout, on demand hot water heaters for unlimited hot showers, LED lighting, plus a guest services area with microwave, plates cups and shared refrigerator for guests and self service laundry as well.

The guest rooms are tastfully decorated with Mexican hardwood headboards, dressers, and table and chairs, and good lighting: (7 with 1 king bed each, and 3 rooms with 2 double beds)  and each room has an en suite mexican tiled bathroom and shower.  Individual heat and AC controls in the guest rooms allow guests to select their individual level of comfort.

Public areas include a courtyard surrounded by the guest rooms, with tables and chairs along the walkway by the entrance to each room.

A Great Room for group gatherings around a propane fireplace, and views out the windows to bird feeders and the miles of BLM land to the North.

A Foyer with more comfortable seating with views into the courtyard to view more bird feeders and a classic fountain.

And finally the dining room and Casa kitchen offer two massive tables for seatings of up to 20 guests is the site of full breakfasts artfully prepared each morning, and for enjoying the afternoon pies which have also made the Casa another reason to visit.

Recent guests from Great Britian told us that they were told about the pies when visiting a lodge in Costa Rica: "Karl and Patrick make the Best Pies Ever!"

Guests also enjoy a labrynth, native plantings in the yard, a Ramada seating area with BBQ grills and great views of many hummingbird and seed feeders.

The 105 solar electric panels on the building provide ~95% of the power for the year.

Green endavors include recycling, energy efficient appliances, luxury bulk soaps/dispensors, and automation of thermostats, locks, and lighting.

The Inn has also been recognized as the Most Romantic Inn in Arizona.  90 miles from Tucson but only inches from Heaven!

The Inn hosts seasonal bird walks on the San Pedro River and Hummingbird Banding, plus weddings, corporate and non-porofit board retreats and we are active supporters of many regional nature centers.

Currently operating at about a 50% annual occupancy rate, and with a mailing list of over 3000 prior guests, our committed guests compose approximately 40% of our annual occupancy - once they find us they come back often!

The owners quarters is an 850 sq/ft unit with full kitchen, dining area, pantry, living room, king bedroom, bathroom with shower, and its own patio.

The current owners also own adjacent property and their own home which can be included in the purchase for additional space and cost.
